Not every facility in the market is built to the same standards, make sure you are asking the right questions, not just for today, but also for your long term ownership interests.

Garage Condo Buyer Due‑Diligence Questions 

1. Site Preparation & Soil Compaction 

• Were geotechnical density tests performed prior to breaking ground? 

• Were compaction tests performed and documented throughout the site? 


2. Concrete Quality Control 

• Were Florida Building Code required tests performed by 3rd parties during concrete pours? Are these reports available? 

• How thick and what PSI are the floors? Was welded wire mesh used as reinforcement? 


3. Cracks in Floors or Walls 

• Are cracks visible in the slabs or walls of existing units? Shrinkage / surface cracks are common, but are there more severe ones than that? 


4. Roof design 

• Is the roof made of wood trusses, or of precast hollow core roof panels? 

• What type of roofing system was used? Does the roof system include an additional 20 year warranty and high wind rider certificate? 


5. Long-Term Durability

• Does the site utilize a retention area, or are underground chambers being used for water retention? If so, are

these chambers located under drive aisles where heavy vehicles and equipment will be driving?

• What is the life expectancy of the chambers, and what is the cost for repair and replacement down the road?



6. Builder Transparency

• Does the developer/builder conduct 3rd party, post construction inspection reports to certify the buildings and site meet or exceed the permitted plans.


7. Warranty & Future Issues

• Does the developer/builder provide a written 3rd party report that outlines the life span of materials used in the facility in order to allow the Property Owners Association the tools necessary to properly budget for maintenance and replacement over the life span of the buildings?
